What Does Fair Roofing Pricing Actually Look Like?
When homeowners start getting roofing estimates, the numbers can vary dramatically.
Sometimes the difference comes down to materials, roof size, complexity or hidden damage. Other times, a large portion of the price can come from overhead, sales commissions and additional markup.
At Synergy Roofing & Construction, we try to keep things simple: inspect the roof, explain what actually needs to be done and give homeowners straightforward pricing for the work.
One of our recent projects in Mechanicsville, OH is a great example.
A Garage Roof, Partial House Roof & Damaged Decking
For this project, we replaced the entire garage roof along with a portion of the home’s roof.
Once the existing roofing materials were removed, we also discovered areas where the roof decking underneath had deteriorated and could no longer provide a solid foundation for the new roofing system.
Those damaged sections had to be removed, repaired and replaced before the new roofing materials could be installed properly.
Cutting corners and simply covering damaged decking might lower the immediate cost, but it can create much bigger problems down the road. Our goal is always to make sure the roofing system underneath is solid before the new roof goes on.
The Final Cost: Approximately $5,100
The total price for this particular project came to approximately $5,100.
That included the garage roof, the section of the home that needed roofing work and the necessary decking repairs.
That number tends to surprise people.
But it is also a good example of why homeowners should consider getting another estimate before signing a roofing contract.
At Synergy, we don't operate with layers of commissioned salespeople or high-pressure sales tactics. We keep our process straightforward and focus on giving homeowners an honest assessment of what their roof actually needs.
Does That Mean Your Roof Will Cost $5,100?
Not necessarily.
Every roof is different, and several factors can affect the final price, including:
Roof size and pitch
Roofing materials
Number of layers being removed
Condition of the existing decking
Flashing and ventilation needs
Roof complexity
Accessibility
Additional repairs discovered during tear-off
That's why we would never advertise one project's price as a guaranteed price for another home.
What this project does show, however, is that quality roofing work and reasonable pricing can exist together.
A lower estimate doesn't have to mean lower-quality workmanship, just like a higher estimate doesn't automatically mean you're receiving better work.
